I have signed a tenancy contract for 11 months. One of the clauses is the landlord can give 1 month notice and ask me to vacate. Similarly I can give 1 month notice and vacate the house. I have seen this clause in most of the tenancy agreements. In that case why do we say that the contract is for 11 months? Anyway you can move out anytime before the contract actually expires.

In India, Tenancy agreement for 11 months doesn't require registration that's why its so, otherwise any tenancy agreement for one years or more has to be registered with the Registrar of the District where the property is situated/located in the same manner as one requires registration of any sale deed or power of attorney for sale etc for any immovable property according to Registration Act.
As far termination of the tenancy contract is kept open to the parties hence the clause of one month notice by either of them is provided in the tenancy contract.
The stipulated period of 11 months is binding for both the sides and after the period you can leave or the landlord can ask you to leave without prior notice. The 1 month clause is only used if the tenant misuses or misbehaves on the premises or damage them ,similarly the tenant can give notice if the things do not work out properly ,but these are extreme cases and many people do not apply this clause if there is compatibility.
I recently used an online service "www.rentalagreement.in" which delivered me Rental Agreement at home after i filled form online and transferred amount. Its all same as i received from Owner.
It was really cheaper(Rs 200) and faster(Got delivered at my Mailing Address in 3 days). Will suggest all to try this.
because if you walk out (without giving a month notice) before the 11 months are up, your landlord can sue you for one months rent since u didnt give the notice(wich is also enuff time for him to go find a new tenant). But after the 11 months are up, you can chose to extend your contract or walkout with NO notice and you wont be entitled to pay anything. He cant come after you for anything since the contract has expired.
This is a general tenancy agreement, usually entered into.
If you prefer to vacate the premises, before the completion of the agreement, as stipulated, one month notice must be issued to the landlord.
I rented my property for 11 months ( from 10/8/2014) , due to some reasons , the renewal could not take effect .( there is a time gap of 01 month)
Now , both parties wish to renew for another 11 months , kindly advise if the same can take effect from back date or current date so that fresh agreement is of duration of another 11 months
